CUSTOM COVERED PATIO BUILDER

Once we have a clear idea of what the design will look like, we will give you a FREE ESTIMATE for your review.  If you are agreeable to the terms, we will sign a construction agreement and ask you for a copy of your survey of the property that you received when you closed on your home.  We will use this to assist with obtaining approval from your HOA.  If necessary, we will have our in-house designer or a third party architect submit any applicable drawings that the HOA requires to approve your project. Typical HOA approvals take 30 days after submitting the application.

After we receive the approval, we will have a pre-construction meeting with you and the construction manager.  In this meeting we will go over the details of the project to ensure that we are all on the same page before we schedule the start date.  We will discuss scheduling and logistics as well as things like colors, finishes, and selections and then set a date to begin work!

We will have materials delivered to your home and schedule the framers begin the demolition work, such as removing the eves to expose the framing of your home where we will tie in the structural components of your new patio.  We will also begin digging the structural concrete footings to support the columns and structural beams.  The footings are a dug a few feet underground and we tie in rebar for added strength.  We use 5000-psi concrete, with rebar, to give your structure a solid foundation that meets or exceeds windstorm specifications for your location.

After the structural framing work is in place, our professional roofers will install the decking and shingles to ensure that your home is protected from the weather before we begin the electrical rough-in.  The project manager will have a pre-cover meeting with the homeowner and the electrician to ensure that all electrical components will be placed in the desired locations.   The electrician will run wires to each electrical component  listed in your scope of work.  This is performed prior to covering the ceilings so that all wires are hidden and protected.

After the electrical is “roughed-in” (all wires are ran and all fixture locations are placed), we start the cover-up phase.  This is when we install the ceilings, which will be either James Hardie fiber cement board, LP Smart Panel ceiling or a tongue-and-groove plank ceiling (painted OR stained), depending on which option you chose.  Once the “cover-up” is completed (all exposed framing is wrapped with the exterior finish), we will have our painting professionals come out and paint the patio to match your existing home, or you can customize your paint colors and paint scheme to whatever fits your style.

The concrete and masonry phase of construction typically takes place after painting.    In this phase, we pour the concrete, which you have many options to choose from such as stamped concrete, stamped overlay, spray deck, stain, epoxy, pea gravel, or broom finish.  If you decided to go with brick or stone columns, once the concrete cures we begin the masonry work.  If we are building your outdoor kitchen or fireplace, we begin building it at this time as well.   You have the option of using natural stone, manufactured stone or brick for your columns, OR we can use round columns, decorative columns, or hardie-wrapped columns.  We may be able to match to match the brick and/or stone that may already be installed somewhere else on your home, or use something that complements your existing brick or stone.

Once your patio is built, we will do a final cleanup and inspection of the work and correct any issues we see or any issues the customer wants corrected (if any).  We use strong magnets to sweep through your yard for nails, and haul off all trash and debris.  Then, we will perform a final walk-through with you to ensure that all cosmetic issues are corrected and perform any paint touch-ups that you want done before we turn the project over to you.  After all punch-list items are addressed, we collect final payment and the warranty period begins.
